The rigors of becoming a licensed appraiser have increased more than ever before. That's why it goes without question these days that real estate appraisal can unquestionably be considered a profession rather than a trade. In our field, as with any profession, we are bound by ethical considerations.
An appraiser's main obligation is to their client. Normally, for a typical residential appraisal, the appraiser's client is the lender ordering the appraisal, and often the appraisal is ordered by a third party the lender has contracted in order to maintain independence. Consequently, appraisers have certain duties of confidentiality to their clients, plus many rules and regulations controlling with whom we share information. As a homeowner, if you want to review an appraisal report, you normally should request it from your lender and not the appraiser.
Other responsibilities include accurate calculations appropriate to the parameters of the assignment, attaining and sustaining an adequate level of competency and education, and naturally, the appraiser must bear a professional demeanor. Here at First State Appraisal Group, Inc., we take these ethical responsibilities very seriously.
Appraisers may also have fiduciary obligations to third parties, including homeowners, both sellers and buyers, or others. Those third parties normally are listed in scope of the appraisal assignment itself. An appraiser's fiduciary roll is only to those third parties who the appraiser knows, based on the scope of work or other written parameters of the assignment.

There are also ethical standards that have nothing to do with whom we share information. For example, appraisers must keep their work files for a minimum of five years - something else First State Appraisal Group, Inc. makes a part of their standard routine.
When creating reports, we follow the highest ethical standards possible. Working on assignments where our fee is dependent on our value conclusion is never an option. In other words, we don't agree to do an appraisal report and collect payment on the contingency of the loan closing. It should be apparent to anyone that fabricating a home's value to achieve essentially a higher fee is unethical!
Finally, the Uniform Standards of Professional Appraisal Practice explicitly states a violation in ethics as accepting of an assignment that is contingent on "the reporting of a pre-determined result (e.g., opinion of value)", "a direction in assignment results that favors the cause of the client", or "the amount of a value opinion" as well as other situations. We follow these rules to the letter which means you can be at ease knowing we are going above and beyond to provide an unbiased determination of the home or property value.
